The value of your home is made up of many factors but the most important is its comparison to comparable homes in your area that have actually sold. Often people see a neighbor’s house go up for sale for a high price and then they assume their own house would also be worth that. Remember that the price people ask for a house may be quite different than what they actually get for a house. So when looking at other homes in your area, concentrate on those that are Closed (Sold). Also, the condition of your home versus your neighbor’s might be quite different–does one have updated kitchens, bathrooms; has one been recently painted, new flooring, etc.? The size of the lot, the view and the orientation also affect the sale price. In certain areas, the view can add as much as $50,000 to the value of a home.
